Foreclosure Prevention/Loss Mitigation

SJHP is a regional, non-profit, HUD-certified housing counseling agency offering a number of services and programs to inform you about the default and foreclosure process and provide solutions. Best of all, our services are free to homeowners! We provide services to Northeast Florida.

Our Foreclosure Prevention program will help you understand how to prevent foreclosure, what alternatives exist for you, and what special programs you may be eligible for.

Whether you have fallen behind on your mortgage payments or are in danger of falling behind, you will find the answers with one of our HUD Certified Housing Counselors. Options include but are not limited to rescue funds, workout with the lender such as a repayment agreement, forbearance or modification as well as necessary bankruptcy referrals. We also discuss non-retention options such as short sale or a deed-in-lieu.

First-Time Homebuyer Services

Are you beginning the journey toward homeownership? Have you had bumps in the credit road? Do you have questions about Down Payment Assistance programs like Florida Bond, HOP, and SHIP? Here at SJHP, we have HUD Certified Housing Counselors to help you explore every option!

Our First-Time Homebuyer program will help you understand how to qualify for a mortgage, how much home you can afford, and how to best prepare for homeownership.  If your lender requires the HUD Homeownership Certification class, we can assist you in taking the class online. Be aware, the online vendor does charge a fee.

Potential homeowners receive an 8-hour HUD Certified Course on all aspects of buying a home, as well as the Money Smart education course through the FDIC. We also offer affordability calculations to match your budget with a mortgage. Other topics covered include: how to apply for a loan, negotiate a contract, and understand your credit and the closing process.

Credit Counseling/Education:

Unsure how to repair bad credit or build good credit? Our counselors can help you improve your FICO credit. The counselor educates you on the process of negotiating settlements, payment safeguards to protect you, and an overall strategy to improve your credit score. Once you build a solid payment history, you can manage debt, build credit, and obtain a mortgage with reasonable rates. Financial Literacy/Budgeting:

Loans, mortgages, and credit can be complex. Our counselors help you learn money management skills to keep your income balanced with your expenses, establish credit, pay down debt, and save for a home. We offer the Money Smart financial course through the FDIC for an overview baseline of financial education and then work with you one-on-one to obtain your financial goals.
