Hancock Place
The newest affordable housing development of the St. Johns Housing Partnership, was recognized recently in Grow Smart magazine for its Florida-friendly landscaping. “Each home will have one shade tree in front, land-scape beds around the house, and bahia grass in open areas,” assured Bill Lazar, SJHP Director. Swales will replace curbs and gutters. Diverse plantings will help water quality and attract wildlife. Vegetation will enhance the stormwater pond, creating a varied topographical basin bottom. The St. Johns County Tree Credit Fund provided the beautiful specimen-size trees to meet the tree credit requirements for each home. The 36 homes in the subdivision will also comply with the energy-efficiency standards of the federal energy star program. (See box at right.) Homes at The Hancock Place start at $150,000. Native landscaping and low-impact detention design are why The Hancock Place recently received an award for outstanding “Community-Wide Florida-Friendly Landscaping.” Florida Yards & Neighborhoods (FYN) is a statewide awards program that recognizes housing developments incorporating FYN principles into their landscape design and maintenance. The award encourages builders and developers to consider green-building options to protect water quality and conserve water resources through sustainable Florida-friendly landscaping. Originating with University of Florida’s Institute for Food and Agricultural Sciences (IFAS), the FYN program emphasizes nine major principles for sustainable landscaping practices.

A Great Time to Buy!The first few houses at The Hancock Place are now occupied with satisfied homeowners. With a big push, several houses were finished so that the families could move in last Christmas. It’s starting to look like a real neighbor-hood with houses galore up and down Stewart Street. Currently, 20 more homes are under construction, with only 9 under contract. The market may have slowed, but we’re moving forward. The St. Johns Housing Partnership (SJHP) recently purchased 20 lots in downtown Hastings. Construction will begin there by early 2008. Recently, retrofitted to meet Energy Star standards. Hancock Place homes now are both energy efficient and conserve water usage. With the help of the University of Florida Extension Service in Hastings, The Hancock Place retention pond is being redesigned to meet new "low-impact detention" principles. The design will improve the appearance of the pond, and the native landscaping will attract wildlife. Each of the homes will be landscaped with drought-tolerant plants. Homeowners will also receive educational information on how to save money while caring for their yards. This two-fold approach will improve the appearance of The Hancock Place as well as protect the future of our water quality.
